A Non-Major Comprehensive Plan Amendment to re-designate approximately 17 acres from Suburban Neighborhood to Community Center, allowing for higher density development, was requested by El Dorado Holdings, Inc. El Dorado wants their property rezoned from Single Residence to Multiple Residential in order to bring their single-family for rent design. The land is located at the northeast corner of Schnepf Road and Toscana Loop Road in San Tan Valley.
REV @ Bella Vista Farms promotes that the development will have a single-family residential look but will be made up of single-story, semi-detached dwellings. One-, two- and three-bedroom options will be available and will range in size from 800 - 1500 square feet.
"Differing from traditional multifamily projects that are typically large two- and three-story structures, these much smaller buildings are situated in various pod combinations of four to nine units," according to the project documents. "All of the units in a pod front onto a shared landscaped courtyard area which connects the units to the parking lot, open space areas, and the central amenity area."
Open space between private backyards, courtyard space and community open space seems to be the primary focus for this project. Plans are to include a 4,000 square foot clubhouse, fitness center, outdoor BBQ kitchen, pool and spa with ramada seating area, bocce ball court, horseshoe pit, dog park, and cornhole area.
The site will be accessed from Schnepf Road through automatic gates. A secondary access point will be from the north, which will connect to another planned single-family residential development. Sidewalks connect all units to the open spaces, clubhouse and parking area.
Both requests for the project were heard and approved at the Pinal County Planning and Zoning Commission meeting on March 18th. The project has not yet gone to the Board of Supervisors for approval.
